Commercial management built around your property
Must Have Real Estate LLC provides commercial property management from our main office in Hickory, North Carolina. We begin with your property, existing leases, tenant needs, and operating responsibilities to determine the right scope of support.
Start with the details that matter
Commercial properties can have very different responsibilities for owners and tenants. Before taking over, we review the existing records and clarify who handles maintenance, common areas, account administration, and communication.
Tenant communication
We handle routine tenant questions, communicate about property issues, and follow up on open items. Decisions requiring owner approval follow the responsibilities established in your management agreement.
Rent and account administration
We manage property accounts, collect rent and applicable fees, reconcile financial records, and follow up on outstanding balances. Lease-specific billing and expense reconciliations are handled within the agreed management scope.
Maintenance coordination
We receive maintenance requests, coordinate vendors, track open work, and communicate with owners about approvals and progress. Owner and tenant responsibilities follow the leases and management agreement.
Owner reporting
We provide financial reporting and access to property records so you can review income, expenses, and outstanding items. Reporting and communication expectations are established during onboarding.
